The Lentor Hills Development (Parcel A) site is the second of four new housing sites within Lentor released by URA. Lentor Hills Road, which is primarily a private residential enclave of condominiums and landed houses, will see new residential projects to breathe new life into this tranquil estate.
The developers, led by Hong Leong Holdings will develop the site into the Lentor Hills Residences project, a collection of luxury residences in the floor plan that features part 23-story and part low-rise garden homes that are connected to Hillock Park.
Lentor Hills Development is the latest land parcel sold under Government Land Sale and it was awarded to joint venture developers comprised of Hong Leong Holdings, Guocoland, and TID Residential Pte Ltd, for $1,060 per sqft per plot ratio.
Future residents of Lentor Hills Residences condo will not have to travel too far for daily needs, as they can access a 96,000 sqft retail podium right next door – Lentor Modern by Guocoland. The brand-new mall will complete in 2026 and will include a plethora of food & beverage options, a supermarket, and a childcare facility.

Lentor MRT Station is an underground Mass Rapid Transit (MRT) station on the Thomson–East Coast line (TEL). It is situated in northern Ang Mo Kio, Singapore, underneath Lentor Drive. The station serves various residential estates such as Lentor Estate and Teacher’s Estate, as well as landmarks such as Anderson Primary School and the Saint Thomas Orthodox Syrian Cathedral.
Yio Chu Kang Bus Interchange is a bus station located in the northern part of the Ang Mo Kio estate, serving residential areas around Ang Mo Kio, Yio Chu Kang, and Lentor.
The interchange wraps around Yio Chu Kang MRT Station, with the boarding concourse area at the north end, and the alighting berth and bus park at the south end. Nearby amenities include Yio Chu Kang Stadium / Swimming Complex, Presbyterian High School, Anderson Junior College, and Nanyang Polytechnic.
A new interchange concourse was partially opened on Sunday, 13 October 2019, with several bus services relocated there. The remaining bus services were relocated on Sunday, 17 November 2019. Now fully opened, the new concourse combines end-on parking berths with sawtooth boarding berths in a single new facility.
Lentor Hills Residences is also a 5-minute short drive to Seletar Expressway (SLE) which connects to Pan-Island Expressway (PIE), Tampines Expressway (TPE), and Central Expressway (CTE).
It will also contribute to traffic reductions in the CTE as well as nearby major roads such as Thomson Road and Marymount Road. Running parallel to the Central Expressway (CTE), NSE will help alleviate the congestion burden in the highly-used expressway, as well as on major arterial roads in its vicinity, such as Thomson Road and Marymount Road.
The new expressway running parallel to the Central Expressway (CTE) will link cities in the North-South Corridor, namely Woodlands, Sembawang, Yishun, Ang Mo Kio, Bishan, and Toa Payoh, to the City Centre.
For bus passengers, construction may mean cutting journey times of as much as 30 minutes, on journeys from Woodlands, Sembawang, Yishun, and Ang Mo Kio, all the way to Singapore. For bus commuters, the building could mean slashing traveling times by up to 30 minutes, for trips from Woodlands, Sembawang, Yishun, and Ang Mo Kio, to SINGAPORE.
The continuous bus lanes along NSC would allow buses between residential areas along the NSC to connect more quickly, by allowing buses to use ramps on the surface as well as the bus lanes.

Central Catchment Nature Reserve is a large green lung situated right in the centre of Singapore is the Central Catchment Nature Reserve. The largest of the nature reserves in Singapore, the Central Catchment Nature Reserve occupies over 2,000 hectares of forest cover and is home to some of the richest forests in terms of biodiversity.
Dipterocarp forests, which are species-rich primary lowland forests, were once abundant in Singapore before human settlements developed. Today, less than 0.5% of the original primary forest cover remains and it can only be found in small patches within the Central Catchment Nature Reserve and the Bukit Timah Nature Reserve. An even rarer forest type in Singapore is the primary freshwater swamp forest, with the most significant remaining patch being the Nee Soon Swamp Forest in the Central Catchment Nature Reserve.
The existing habitats are home to a magnificent diversity of plants. Examples include the Keruing (Dipterocarpus spp.) and Meranti (Shorea spp.) as well as the critically endangered Raffles Banded Langur (Presbytis femoralis) and the Sunda Pangolin (Manis javanica).

Church of Christ the King is a Roman Catholic Church in Singapore was initially under the jurisdiction of the Diocese of Malacca erected in 1558. She was transferred to the Vicariate Apostolic of Ava and Pegu in 1838 and then the Vicariate Apostolic of Siam in 1840. In 1841, the Church was placed under the jurisdiction of the Vicariate Apostolic of Western Siam which was erected by the Vicariate Apostolic of Siam. When Ang Mo Kio was first established, there was no church in the estate for the Catholics to call their parish. Those living in zones 100, 200, 600, and 700 had to attend mass at the Church of Holy Spirit, which was a distance away along Upper Thomson Road. The other residents from zones 300, 400, and 500 had to travel to Serangoon Gardens for mass at the Church of St Francis Xavier.

POSB – Ang Mo Kio North Branch bank was established by the British colonial government in 1877 to provide banking facilities for lower-income groups. Following Singapore’s separation from Malaysia in 1965, control of the POSB was transferred to the Postmaster-General of Singapore in 1966.
POSB was originally set up as part of the Post Office Service Department on 1 January 1877. It was the first of several savings banks established in the British Straits Settlements, which comprised Singapore, Penang and Malacca. Its operations came under the jurisdiction of the Postmaster-General, while overall policy-making was in the hands of a group of trustees appointed by the Governor of the Straits Settlements. Anderson Primary School was formed in the year 2000 from a merger of three schools – Ang Mo Kio North Primary School, Hong Dao Primary School, and Li Hua Primary School. Over the first seven years, the school has, under the leadership of its first Principal, Mr. Lawrence Chong, established itself as a preferred school in Ang Mo Kio. Its positive public image built on strong partnerships with parents and the community as well as its established track record and co-curricular programs enabled the school to attract a strong demand for places at all levels. Mr. Martin Tan led the school for the next five years from 2007 – 2011, followed by Mrs. Tan Wie Pin for the next seven years from 2012 – 2018.
Ang Mo Kio Primary School was the first school to be built in Ang Mo Kio New Town which was being developed during the late seventies. For the first three months, the new Primary 1 pupils were housed in Dorset Primary School.
On 10th April 1978, the pupils moved into its premises at 22, Ang Mo Kio Avenue 3. They were joined by pupils and teachers from Jalan Kayu Primary School which closed down that year. Mr. Oh Choon Eng was our first principal. On Friday, 12th October 1978, the school was officially declared open by Mr. Yeo Toon Chia, then the Member of Parliament for Ang Mo Kio Constituency.
Chij St. Nicholas Girls’ School is a government-aided autonomous Catholic girls’ school in Ang Mo Kio, Singapore. The school is one of 11 Convent of the Holy Infant Jesus (CHIJ) schools in Singapore and one of the designated Special Assistance Plan (SAP) schools. It offers a six-year primary education in its primary school section and a four-year secondary education in its secondary school section. Since 2013, it has partnered with Eunoia Junior College for a six-year Integrated Programme, which allows its secondary school students to skip the Singapore-Cambridge GCE Ordinary Level examinations and proceed to Eunoia for Years 5 and 6 and take the Singapore-Cambridge GCE Advanced Level examinations at the end of Year 6.
Mayflower Primary School was established on 2 January 1979 with 56 classes, 77 teachers, and 2,395 pupils. It was then located at 20 Ang Mo Kio Avenue 3 and named after the old Mayflower Estate that once stood there. Presbyterian High School is a co-educational government-aided Presbyterian secondary school in Ang Mo Kio, Singapore. It is located directly opposite Yio Chu Kang MRT station. In 1960, under the vision and conviction of founding father, Reverend Alan S. Moore Anderson, the Presbyterian Synod passed the resolution to start a God-centred institution of learning and Li Sun High School was thus founded in 1965 at Upper Serangoon Road. Li Sun High shared premises with Ming Sin Primary School and was home to 150 students. It was a Chinese-language school but switched to English in 1981 to bring it into line with Singapore’s Ministry of Education policies.
Yio Chu Kang Secondary School was founded in 1965, the school was the 61st one established by a newly independent Singapore, and one of two built that year. The school was an answer to requests made personally to PM Lee Kuan Yew by farmers when he visited the rural community of Yio Chu Kang. The original building was sited at the 11th milestone / 16 km Yio Chu Kang Road.
