How much loan can I get?

You must first calculate your finance base on your income and apply in principal approval (IPA) from banks. 

This will determine the loan amount base on your income and current debt obligations. 

Then, you will have to apply the Total Debt Servicing Ratio (TDSR) / Mortgage Service Ratio (MSR), both of which will affect your final loan amount as well.

Finally, you have to consider your loan to valuation (LTV) ratio, which will also depend on how many properties you already own. 

After taking into account all the above, you will be able to find out the total loan amount you can borrow. 

How much downpayment do I need?

Applying for a home loan typically involves you setting aside at least 25 % (5 % has to be in cash) of the total property price.

Obviously, you’ll have to pay the buyer stamp duty (BSD), and if you’re purchasing 2nd or more properties, you’ll also need to pay the additional buyer stamp duty (ABSD). 

Remember that you have to pay both stamp duties in cash and that the rates for ABSD will vary depending on your citizenship status and the number of properties you owned.  

To be clear, the rates for Additional buyer stamp duty differ between SC / PR and SC / Foreigner.

How do I get into the preferred school of my choice?

If you stay within 1 km of that school, it improves your child’s chances of being selected during the 2C phase ballot. 

What’s more, if you have an older child who studied in the same school, or if you are an alumnus, your child will have more chances of being selected.

How do I legally avoid paying ABSD?

With the latest round of cooling measures, the rates of ABSD have increased, making buyers want to purchase their second property without paying ABSD

If you are joint owners staying in a private property, you can decouple by having your partner buy all property shares, freeing you from ownership.

Then, invest your savings and purchase your 2nd property, which will be considered your first purchase on paper, so no ABSD will be payable. 

Note that there will always be a 35% ABSD for purchasing property under a trust from now on, so avoiding ABSD by buying under trust is impossible.

Alternatively, you won’t be charged ABSD if you’re investing in a commercial unit and collect rental, as they are exempt from ABSD. Tenant’s would have to pay rental stamp duty.

You should also consider purchasing your next condo using tenancy in common instead of join tenancy as your cost to decouple will be much lower and your ABSD rate will be pro rata.

How do I purchase a new launch condo?

This are the steps for buying a new launch condo involves viewing the floor plans and picking a unit you like.

Pay a 5% booking fee in cash to get the Option To Purchase (OTP), then pay 20% (payable by CPF or cash) at your attorney’s office to exercise the sales & purchase agreement (S&P), thereby completing the conveyancing process. 

Progressive payment scheme will be used during construction, after which you can get the Temporary Occupation Permit (TOP) and collect the keys. 

Those looking for affordable investing might use a deferred payment scheme, move in after a downpayment, and pay the rest after a few years; if the developer allows it. 

If you need to travel during the completion of the purchase process, you may assign a power of attorney to someone and they can purchase and make decision on your behalf.

What is the difference between a leasehold and a freehold property?

The government leases leasehold properties for typically up to 99 years; On the other hand, freehold properties can be permanently owned. 

Is it better to buy a resale condominium in a neighborhood rather than a new launch at a lower cost?

Buying a resale condo is considered a cheaper option with higher enbloc potential; however, keep in mind that most properties initially grow in value until they enter price stagnation.

How do I calculate the property tax?

The property tax will be based on the property’s annual value, which you can find on the IRAS website.

Are there restrictions for property purchased by a foreigner?

Yes, some restricted property types for foreigners include any landed property except those in Sentosa, plus additional taxes. 

However, there are no capital gain taxes involved in this scenario.

What are the things to consider when selling your house?

If you’re an HDB homeowner, you must reach the 5 years Minimum Occupation Period (MOP) before selling

If you’re the owner of an Executive Condo (EC), you can only sell to a foreigner after 10 years when the property is fully privatized. 

If you sell your private property within 3 years, you’ll have to pay the Seller’s Stamp Duty (SSD)

Note that you might have a negative sale even when selling at a higher price than what you paid for. 

This is because of the CPF accrued interest of 2.5 % per annum you incur when you pay your monthly mortgage installment using your CPF.

Simply put, the accrued interest will be much higher if you hold on to the property for a longer time and lesser if you hold for a shorter time.

What kinds of dogs are allowed in homes?

You will only be allowed to keep 1 dog that is amongst the approved list of dog breeds if you are living in an HDB flat. 

You can have up to 3 dogs (provided there are no limitations) if you are living in a private residence. 

However, we recommend checking with your condo management before you decide on getting any pets. 

What are the things to consider when getting a home loan?

Different banks will provide different SOR & SIBOR rates, so it’s always a good idea to compare and check who offers the best home loan rates

When interest rates start to fall, refinancing is the right way to go. 

If you don’t want your loan being rejected, try to pay off any previous loans before you apply for a new home loan. 

If you are still waiting for the funds from your recent property sale to come through, get a bridging loan instead to finance your next property purchase. 

What are the things to consider when renovating your house?

You should follow renovation guidelines; if not, you will be penalized under the law.  

Many tend to underestimate the renovation budget; it’s best to get quotes from a few companies first to gauge how much you need to set aside.
