The Opus Condo is an exciting Freehold condominium development located in 14 Amber Gardens at district 15. The freehold project will be built on a site location that was previously occupied by Amber park, that was initially developed by city development in 1986.

The median price was $1798 per square foot. Once launched The Opus Condo will have similar rates compared to surrounding property development. Its central location with that price tag is indeed a chance that you cannot ignore.

If you are looking for housing units located in a quiet and tranquil environment, The Opus Condo is the perfect option. Its exclusive feature stands out for me; the property has an expansive site area giving you the freedom that you need to move around the property freely.

The Opus Transaction

For those looking at property investment, you will find there is fierce competition from surrounding residential condos. I will focus my attention on three properties: one Amber, Amber Residences and The Cape. Based on rental contract as at October 2018, the average monthly rate at The Cape was $2000, for One Amber it was $3,300 and for Amber residences, it stood at $7500, the rental market is vibrant with decent yield returns.

In my opinion, one of the most impressive things about the property is its privacy and exclusiveness. Nestled in a private landed enclave with a serene and quiet environment far from the bustle and hustle from the city making the property one of the best places in Singapore to call home. Its location is a status symbol, one of the most desired and prestigious addresses in the country.

The Opus Condo is a freehold condo. There are a few remaining freehold condos within Amber Park, investing in this project has many advantages. Gone are the days of paying rent, you will be able to sell your property at any given time, and you can customize your apartment complex to your liking, a few condominium projects within the surrounding offer that.

Another standout feature is the apartment units is well designed with thoughtful layout and a large concept site area concept. Its comprehensive space management with ultra-modern facilities is an excellent option for homeowners looking for modern housing units that will complement their urban living lifestyle.

The score is well justified as its well linked to plenty of amenities making lives of future residents enjoyable. Residents will also enjoy ultimate privacy as The Opus Condo is located in a private landed enclave

Pricing 2/5

The score is low because earlier indicative prices are yet to be assigned by the developer. However, the indicative prices Amber Park enbloc shows the average rates of most residential developments works out to a selling price of average $2,800 – $3,000 per square foot. It’s quite affordable for a project of its statures with a freehold tenure. In my opinion, it’s a wise investment choice whatever the indicative price will be.
