Terra Hill Appreciation Analysis
Queenstown residential and planning area falls under the larger central area 2019 URA master plan for Singapore. Its location is southwest of Singapore’s central region and is known for its excellent transport connectivity, amenities, and modern housing facilities.
Under the URA draft master plan, the URA plans to redevelop Queenstown with community amenities, more new housing units, and work and institutional spaces. As a result, the town is intended to be more livable and self-sufficient, with many new accessible shops, schools, healthcare facilities, community facilities, and parks.
Here are some of the upcoming developments that will benefit One-North residents.
- To preserve the heritage and shared memories of Queens town, heritage buildings like the Queenstown Library, Former Commonwealth Avenue, blocks 1,2 and 6 of the historic Alexandra Hospital, and 394 Alexandra Road.
- Construction of a nursing home at Margaret Drive that will cater to the elderly residents’ needs.
- Expansion of the park connector network will include links to the upcoming Round Island Route. Residents can cycle and walk to other parks and attraction sites.
- There will be an innovative park built at One-North next to the new Media Corp campus that will have underground car parking and double up as an outdoor event space.

Plans to rejunivate Queenstown will enhance the lifestyle of the One-North residents. The commercial nodes, industrial estates, and business parks will be nearby, and Queenstown will provide more job opportunities. For the current and future residents of Queenstown, all their needs will be met by the comprehensive range of facilities from the new upcoming developments.
- Novena Master Plan
Novena Master Plan is mainly an upmarket residential area located within Singapore’s Central Region. Most of those residential properties consist of mid-level to high-end private condos and landed homes, with very few public housing units. Consisting of five sub-zones, namely Mount Pleasant, Moulmein, Thomson, Malcolm, and Balestier, Novena covers a total of nine square kilometres and is home to just under 50,000 residents.
The URA masterplan for Novena has brought good news for its residents, future residents, and those with investment properties in the area. Following the creation of the ground-breaking Zhongshan Park, more park connectors will be built within Novena, giving residents access to Toa Payoh Town Park and Kallang Riverside. Several commercial developments have either recently been finished or are in the process of being built, bringing in more employment opportunities to the region. However, the biggest changes are in transport and healthcare.
The Health City Novena master plan will create the largest single healthcare complex in Singapore. As well as the existing Tan Tock Seng Hospital, the project, which will cover a total of 600,000 square metres, will also include a new community hospital and the Dover Park Hospice in an integrated intermediate care hub. It is set for completion by 2030.
In terms of transport, Novena has seen three new stations open in the vicinity on the Downtown Line 2 at Newton, Stevens, and Botanic Gardens in the last three years, with two on the Thomson Line – Mount Pleasant and Stevens coming online by 2021. The North-South Corridor will also come through Novena, providing quicker access to the south but particularly the north of the island.
- SGH Campus Master Plan
The SGH Campus Master Plan anticipates the healthcare needs of Singaporeans and will provide an environment that supports the latest models of care that are holistic, multidisciplinary, and teambased with integration across the whole spectrum of care.
The SGH Campus of the future will be Singapore’s largest medical campus when completed. It will provide patients with healthcare that is easily accessible, integrated, and seamlessly connected to cutting-edge research and education, translating to better health outcomes for patients.

- Sentosa Brani
The Sentosa-Brani Master Plan will be rolled out in phases over the next two to three decades, Quek Swee Kuan, chief executive of government agency Sentosa Development Corp (SDC), told a briefing. The construction will start by year-end on the long-awaited redevelopment of resort island Sentosa and nearby Pulau Brani, in a blueprint unveiled by national planners on Friday.
The plan is expected to bring in a “considerable” increase in the number of visitors to the island, up from 19 million a year now. The redeveloped islands will feature five distinct zones, dubbed Vibrant Cluster, Island Heart, Waterfront, Ridgeline, and Beachfront. Each zone is expected to deliver its own experiences, such as nature and heritage trails, adventure attractions, eco-resorts, water shows and beach events.
- Kallang River
Kallang River is Singapore’s longest river, Kallang River winds through several housing and industrial areas such as Bishan, Toa Payoh, Bendemeer and Kallang Bahru, before merging into Kallang Basin. There is an opportunity to further inject life along the river and build communities.
Since the ‘A River Runs Through It’ exhibition held in March 2017, we have gathered ideas and feedback from local stakeholders to transform Kallang River into a river that connects people, places, and memories.
Kallang River presents rejuvenation opportunities for new homes, workplaces, recreation, and community spaces. Kallang River is currently divided by roads and major expressways that cut across the river.
- Kampong Bugis
Kampong Bugis is a subzone within the planning area of Kallang, Singapore, as defined by the Urban Redevelopment Authority. This subzone is bounded by Kallang Road and Sims Avenue in the north; the Kallang–Paya Lebar Expressway and Sims Way in the east; Nicoll Highway in the south; and Crawford Street in the west.
