If you’re interested in purchasing a unit at Tampines Ave. 10, you need to meet the basic executive condominium (EC) eligibility requirements which include the following:

• Household income should be below S$16,000
• Purchased only one subsidized Housing Development Board (HBD) flat or never
• Met 5-year minimum occupancy period (MOP)
• No private property in Singapore or abroad.

Purchasing an EC also means that banks have to calculate your MSR or Mortgage Servicing Ratio. MSR is calculated at 30% of a borrower’s gross income. You can also finance the EC via normal payment plan or deferred payment scheme. In case you previously purchased a new flat from HDB, DBSS, or EC from a developer, you need to find out if you need to pay a resale levy.
